About Tengah

As Singapore's newest planned town, Tengah BTOs are among the most modern handovers in the country. New construction, high development volume and tight handover schedules each bring their own things to watch for before collection day.

BTO districts in Tengah

Tengah is Singapore's newest planned town: the first to be designed car-free at the centre, with the Forest Town concept integrating green corridors. It is laid out as five housing districts: Plantation, Garden, Park, Brickland and Forest Hill. New BTO launches continue across these districts.

What to watch for in a Tengah BTO

Defect patterns vary by district depending on contractor, build period and substrate conditions. For a new Tengah BTO, these are the areas worth close attention on collection day:

  • Hollow tiles: debonded floor and wall tiles are one of the most common BTO defects across Singapore. We tap every accessible tile to map them.
  • Drainage gradients: open-plan kitchen-living-yard layouts can throw up fall and ponding issues at floor transitions; worth checking with a water test.
  • Household shelter: the SCDF-governed shelter door and seals are a frequent weak point. Door alignment and seal condition both matter.
  • Perimeter drainage at low-rise units: for ground-floor and second-floor units, the fall on external and perimeter drainage is worth specific attention.

Common defect categories reported in Tengah BTOs

One category has been widely covered in local media: the optional centralised cooling system (CCS). Some early residents reported condensation and leaks around the system after moving in; SP Group, which operates the CCS, and its installation contractor said in 2024 that most reported cases were workmanship-related condensation, and stepped up rectification works. The system itself is maintained by SP Group, but if your flat is signed up for it, condensation staining around fan-coil units, trunking and ceiling penetrations is worth specific attention at handover. Documenting moisture marks early gives you a clear, dated record.

Beyond the CCS, the categories reported in Tengah so far mirror what new BTOs across Singapore typically show at handover: the hollow tiles, shelter door seals and drainage falls covered in the checklist above, plus paint blemishes, uneven finishing, scratched or stained fittings, and gaps in sealant around wet areas. None of this is unusual for a new estate handing over at volume. It is what the 12-month Defect Liability Period exists to put right, and why a documented report at key collection matters.

Reporting defects to the Building Service Centre

Every new HDB precinct is served by a Building Service Centre (BSC) during the Defect Liability Period, and Tengah's projects are no different: a temporary BSC is set up within walking distance of each new development, with its details in your HDB Welcome Kit. You submit rectification requests through the QR code in the Welcome Kit (or on the notice in your kitchen), online, or in person at the BSC; the centre then arranges a joint inspection and assigns contractors to rectify confirmed items. A structured, photographed defect report makes that submission faster to prepare and easier to track — every item numbered, located and evidenced.

Tengah will be served by the Jurong Region Line, with stations at Tengah, Tengah Plantation, Tengah Park and Hong Kah. The line's first stage is still under construction and not yet open, so confirm your transit options for your collection date.
