What's different about landed property inspection
Landed properties are not larger condos. They have systems condos don't have, exposure profiles condos don't face, and warranty terms that work differently. A standard condo-style inspection misses most of what matters in landed.
Our landed inspection scope adds:
- Roof and roof-deck: tile alignment, flashing, drainage, thermal performance, accessibility
- Perimeter walls and boundary: finishing, settlement, drainage gradient at the perimeter, fence and gate alignment
- External drainage: site drainage, soakaways, storm drainage, scupper drains, gully traps
- Plumbing risers and external pipework: vertical risers, vent pipes, hot water circulation, garden taps
- Swimming pools: tile bonding underwater, balance tank, filtration, lighting, copings, surrounds
- Garages and porches: drainage, ceiling, alignment, door function, ventilation
- Multiple aircon zones: VRV systems, condenser placement, condensate drainage from each floor
- Stairs and balustrades: alignment, stability, code compliance, handrail height and grip
- Mechanical and Electrical (M&E) plant: main switchboard, water tank, pump room if present
A landed inspection usually runs 6–8 hours and needs a 2–3 person team. We bring thermal imaging, moisture mapping, and structural review as standard, not as add-ons. The Post-Reno package is the default for landed. See our full pricing.
What landed handovers commonly throw up
Landed units carry more systems than a condo, so the defect list runs longer and spreads across more categories. The patterns we look for:
- Roof tile alignment, flashing seal failures, and access issues on accessible roof areas
- Perimeter wall finish defects and settlement cracks
- External drainage gradient errors that cause garden flooding in heavy rain
- Plumbing riser leaks and isolation valve failures
- Swimming pool tile bonding failures, balance tank issues, and equipment commissioning faults
- Garage drainage, ceiling water marks, and poor ventilation
- Internal finishing defects across multiple floors
- Multi-zone aircon commissioning errors

Pricing is fixed by home size. See our full pricing. For landed, the Post-Reno package is the default for terraced houses up to ~3,000 sqft. The Post-Reno package includes everything in our standard scope plus thermal imaging, moisture mapping, air quality testing (HCHO + VOC), structural deep-check, and rectification follow-through across the Defect Liability Period (DLP).
Common questions about landed
How long does a landed inspection take?
Typically 6–8 hours for a terraced or semi-detached. 8–12 hours for detached homes. Good Class Bungalows are usually inspected over two days. We block out the full window. We don't rush landed.
Do you inspect during construction or only after handover?
We can do mid-construction inspections (post-superstructure, post-M&E rough-in) for buyers who want to verify quality at staged checkpoints rather than waiting for handover. This is a separate scope and typically commissioned by buyers of new-build landed.
Do you handle structural engineer review?
If we identify structural concerns during inspection, we coordinate a structural engineer assessment as part of the inspection. The engineer's findings are integrated into the main report. Included in the Post-Reno package at no additional cost.
What about heritage or older landed properties?
