- Essential: one inspection. Every defect identified, photographed and listed, with rectification recommendations.
- Comprehensive: three inspections across your Defect Liability Period: identify → joint check with the developer / BSC → rectification verification.
- Post-Reno-4: the Comprehensive package plus one post-renovation inspection (four visits in total).
- Post-Reno-5: Post-Reno-4 plus one further verification visit (five visits in total).

Tenancy policy: the post-rental check must fall within three years of the pre-rental inspection. Rates exclude checks on loose furnishing, and the move-out check is conducted after the tenant has moved out.

How much does a defect inspection cost in Singapore in 2026?
For a new HDB BTO or SBF flat, a single-visit Essential inspection is $250 to $450 depending on flat type, and the three-visit Comprehensive package is $350 to $550. For new ECs, condos and landed homes up to 1,999 sqft, Essential runs $300 to $800 and Comprehensive $400 to $950; larger homes are priced on application. The packages that add post-renovation visits (Post-Reno-4 and Post-Reno-5) range from $550 to $1,350 across the published tables, and tenancy checks start at $350 for a single trip. Quoted prices in the market vary widely and are often only confirmed after you request a quote; ours are fixed by home size and published in full in the tables above.

Is $300–$400 a fair price for a BTO defect check?
For most BTO flat types, that range maps to a real package on our published list. $300 to $400 covers an Essential single-visit inspection for a 3-room ($300), 4-room ($350) or 5-room ($400) flat, or the Comprehensive three-visit package for a 2-room ($350) or 3-room ($400) flat. Whatever you pay, check what the figure actually includes: how many visits, who leads the inspection, and how quickly the report is filed.
